Director of Finance & People Operations
Green Ocean Property Management is a family-run residential property management company in Boston, Massachusetts. Our family has been in Boston real estate since 1952. We manage 1,000+ condo units, 500+ rental units, and 60+ condominium associations, with 50+ full-time team members across the US and the Philippines. Our clients rate us 4.9 stars on Google.
We're growing, and we're looking for a senior leader to run both our Finance and HR teams.
The Role
You'll report directly to our COO and lead two managers, our Controller and our HR Manager. You'll own the company's financial discipline and its people systems, and make sure both teams deliver accurate, on-time work without needing day-to-day supervision from leadership.
This is NOT a bookkeeping or HR assistant role. It's a manager-of-managers position for someone who has already led finance and HR teams and can turn numbers and people data into clear decisions.
What You'll Do
Finance
Lead the Controller on month-end close, account reconciliations, AR/AP, payroll accounting, and financial reporting
Keep company books (QuickBooks Online) and client/property books (Buildium) clearly separated
Own budgeting, forecasting, a weekly 13-week cash forecast, and monthly variance reviews
Deliver a monthly management report on revenue, margin, expenses, labor, cash, receivables, and risks
Set and enforce internal controls, approval limits, and reconciliation standards
Improve finance dashboards, data quality, and automation
HR & People Operations
Lead the HR Manager and hold the HR team accountable for recruiting, onboarding, performance reviews, retention, and offboarding
Build a workforce plan covering the roles we need, hiring priorities, and compensation cost
Make sure hiring uses role scorecards, structured interviews, and clear pipeline reporting
Track and improve time-to-fill, offer acceptance, 90-day retention, turnover, and review completion
Build compensation ranges, promotion criteria, and career paths
Leadership
Serve as the COO's right hand for finance and HR operations
Turn financial and people data into a short action list with owners and deadlines
Spot problems early and come with a recommendation, not just the problem
Protect confidential employee, payroll, client, and financial information
Requirements
Several years of progressive accounting/finance experience, including month-end close, financial reporting, budgeting, forecasting, and internal controls
Proven experience managing managers (not just individual staff)
Working knowledge of HR operations: recruitment, performance management, payroll and benefits coordination, and employee relations
Experience with US-based companies and US accounting standards
Experience in property management, real estate, or a multi-entity business is a big plus
Advanced Excel / Google Sheets skills
Excellent written and spoken English
Comfortable holding managers accountable, respectfully and directly
Available to work US Eastern Time business hours
Reliable internet connection, a laptop/PC, and a working headset and camera
Preferred
CPA, CMA, MBA, or HR certification
Hands-on experience with QuickBooks Online, Buildium, BambooHR, Google Workspace, Asana, or Slack
Experience improving close speed, cash forecasting, collections, or employee retention, with numbers to show for it
What We Offer
$[X,XXX] – $[X,XXX] USD per month
[Benefits: TBD, e.g. paid time off, HMO allowance, paid holidays]
Long-term, stable full-time role with a well-established US company
A true leadership seat reporting directly to the COO
Work from home
