ABOUT THE POSITION

King’s Equity Partners LLC is seeking an experienced professional to analyze existing leads and contact people who may be entitled to surplus proceeds from tax sales and foreclosure sales.

This is not a general administrative-assistant position. We strongly prefer candidates who already have direct experience with surplus funds, excess proceeds, tax overages, foreclosure overages, claimant recovery, or closely related recovery work.

Strong, professional spoken English is required. Spanish is strongly preferred, but verified surplus-funds experience is more important than Spanish proficiency.

RESPONSIBILITIES

• Review KEP’s existing lead inventory and follow its established CRM priorities.

• Identify viable cases, claim status, contact information, follow-up requirements, and records needing updated skip tracing.

• Contact former property owners, claimants, relatives, and heirs.

• Verify that KEP has reached the correct claimant or family member.

• Explain clearly and professionally why KEP is contacting the person about possible surplus proceeds.

• Handle objections and concerns about legitimacy, fees, competing recovery companies, and the claimant’s ability to file independently.

• Qualify interested claimants, schedule appointments, and assist with contract follow-up.

• Transfer interested and qualified prospects to management for the next stage.

• Document calls, outcomes, appointments, follow-up dates, and next actions accurately in the CRM.

• Flag deadlines, deceased-owner or heir issues, duplicate records, claim complications, and stale information.

• Follow KEP scripts, procedures, privacy requirements, and do-not-call instructions.

• Never provide legal advice or promise that funds are guaranteed.

KEP already has thousands of leads and an established CRM prioritization system. Higher-value and fresher cases may receive earlier attention, but viable smaller cases must not be ignored.

SCHEDULE

Approximately 20 hours per week during agreed U.S. prospect-local calling windows, including late-afternoon calling.

Applicants must provide:

• Their time zone.

• Exact available days and hours.

• Ability to call prospects in the Eastern and Central time zones.

• Earliest available start date.

REQUIRED QUALIFICATIONS

• Clear, professional spoken English.

• U.S. outbound cold-calling experience.

• Professional objection handling and appointment setting.

• Reliable and consistent follow-up.

• CRM and computer competence.

• Accurate documentation.

• Ability to work independently with limited training.

• Reliable computer, quality headset, stable internet, quiet workspace, and backup internet or connectivity.

STRONGLY PREFERRED EXPERIENCE

• Surplus funds or excess proceeds.

• Tax overages, tax-sale surplus, or tax-deed surplus.

• Mortgage-foreclosure surplus or foreclosure overages.

• Asset recovery or claimant recovery.

• Former property-owner and claimant outreach.

• Deceased-owner, heir, estate, or probate-related research.

• Skip tracing and public-record research.

• Spanish-language claimant conversations.

The person interviewed and tested must personally perform the calling and CRM work. Any proposed team member or substitute must be disclosed and approved by KEP.

COMPENSATION

All amounts are in U.S. dollars.

First 90 days:

• $250 monthly base.

• Plus 4% commission.

• Plus eligibility for continuing performance bonuses.

After a successful day-90 review:

• $400 monthly base.

• Plus the same 4% commission.

• Plus continuing performance-bonus eligibility.

The $400 base depends on successful performance review and continued engagement. It is not automatic merely because 90 days have elapsed.

REGULAR 4% COMMISSION

The contractor receives 4% of the consulting fee King’s Equity Partners actually collects on an eligible case attributed to the contractor’s work.

It is not 4% of the claimant’s gross surplus.

Example:

$50,000 gross surplus × 25% KEP consulting fee = $12,500 collected KEP fee.

$12,500 × 4% = $500 contractor commission.

Eligible paid cases earn the regular commission regardless of the gross surplus amount. Commission is payable only after KEP receives its consulting fee. Case volume, successful recovery, collection timing, and incentive earnings are not guaranteed.

CONTINUING HIGH-VALUE PERFORMANCE BONUS

A qualifying bonus group requires three separate eligible contractor-attributed paid cases.

• Each case must involve at least $40,000 in gross surplus.

• The three cases must total at least $150,000 in gross surplus.

• KEP must receive and clear its consulting fee from all three cases before the bonus is payable.

Bonus ladder:

• First qualifying group: $1,000.

• Second qualifying group: $1,500.

• Third qualifying group: $2,000.

• Every additional qualifying group: $2,000 while the contractor remains eligible.

There is no annual reset while the contractor remains eligible. One $150,000 case counts as one case—not three.

PAYMENT TIMING

A recovery may take approximately three to five months to reach payment, and some cases take longer. A signed claimant agreement does not mean that funds have been recovered or that KEP has collected its fee. There may be months when only the monthly base is payable.

HOW TO APPLY

Answer every question below in numbered format:

1. Describe the surplus-funds, tax-overage, or foreclosure-overage work you personally performed. If you have no direct experience, state that clearly.

2. Identify the employers or clients for whom you performed this work, the dates, and your specific responsibilities.

3. Did you personally call former property owners, claimants, relatives, or heirs? Describe your call volume and results.

4. Have you helped obtain signed claimant agreements or handled objections involving legitimacy, fees, deceased owners, heirs, or competing recovery companies?

5. Which public-record, county-record, skip-tracing, CRM, and dialer tools have you personally used?

6. Describe your experience with deceased-owner, heir, estate, or probate-related cases.

7. State your spoken-English level. Also state your Spanish level and whether you can independently conduct claimant calls in Spanish.

8. State your time zone, exact weekly availability, ability to call during U.S. Eastern and Central calling windows, and earliest start date.

9. Describe your computer, headset, internet connection, private workspace, and backup internet or power arrangements.

10. Confirm whether you personally will perform all calling and CRM work.

11. Provide at least one professional reference from a company or client for whom you performed surplus-funds or closely related claimant-outreach work.

12. Confirm clearly whether you accept the $250 first-90-day base, $400 base after successful review and retention, 4% collected-fee commission, bonus qualifications, and payment timing described above.

Shortlisted applicants will complete a 60–90-second English voice assessment. Applicants claiming Spanish proficiency may also complete a Spanish voice assessment.

The remaining selection process may include a structured interview, surplus-funds knowledge assessment, live claimant role-play, equipment verification, and a separately agreed paid controlled trial.
