Property Manager
Niseko Portfolio is looking for an experienced, organised and hands-on Property Manager to oversee the day-to-day management, maintenance and presentation of our growing portfolio of managed properties in the Niseko and Rusutsu areas.
This is a practical role requiring someone who is comfortable being out in the properties, identifying issues, coordinating contractors, working with owners and supporting our operations team.
The Property Manager will be responsible for ensuring our properties are well maintained, properly prepared for guests and owners, and that maintenance issues and projects are followed through from identification to completion.
The role works closely with our Maintenance, Housekeeping, Guest Services, Reservations and Accounts teams, as well as external contractors and suppliers.
Key Responsibilities
Property Management
Take overall responsibility for the condition and presentation of assigned properties.
Conduct regular property inspections and identify maintenance, repair and preventative maintenance requirements.
Ensure properties are operationally ready ahead of the winter and summer seasons.
Maintain property records, maintenance schedules, warranties, manuals and key supplier information.
Coordinate annual servicing and preventative maintenance programs.
Identify potential issues early and recommend practical solutions.
Maintenance & Contractors
Coordinate the internal maintenance team and external contractors.
Arrange quotations and compare pricing for larger works.
Ensure appropriate owner or management approval is received before works commence.
Monitor contractors to ensure work is completed properly, safely, on time and within budget.
Build and maintain strong relationships with reliable local contractors and suppliers.
Coordinate emergency repairs and operational issues when required.
Maintain clear records of completed works and associated costs.
Owner Communication
Provide clear and timely updates to property owners regarding maintenance and property-related matters.
Prepare recommendations, quotations and supporting information when owner approval is required.
Follow approved works through to completion and provide updates where appropriate.
Work closely with the Owner Experience team to ensure communication is consistent and professional.
Help owners understand preventative maintenance requirements and longer-term property priorities.
Seasonal Operations
Coordinate property preparation before the winter season.
Assist with snow-clearing arrangements and contractor coordination.
Ensure heating, plumbing, boilers, onsen systems and other critical infrastructure are checked and operational.
Coordinate spring inspections, seasonal shutdowns and summer maintenance.
Support the Guest Services team with urgent property issues during the winter season.
