Leasing Specialist

Rentercasa is seeking an energetic, sales-driven Leasing Specialist who knows how to turn inquiries into applications and vacant rooms into occupied rooms.

This is not just an administrative leasing position. We are looking for someone who enjoys talking to people, following up aggressively, overcoming objections, and closing the sale.

What You’ll Do

-Respond quickly to new leasing inquiries

-Call, text, and follow up with prospective residents

-Sell available rooms and communicate the benefits of each home

-Qualify prospects and identify their housing needs

-Schedule and coordinate showings

-Follow up after showings

-Convert leads into applications and move-ins

-Follow up on incomplete applications

-Maintain accurate notes and follow-up tasks in the CRM

-Re-engage older leads and prospects who stopped responding

-Meet weekly goals for calls, showings, applications, and move-ins

Who We’re Looking For

You may be a great fit if you:

-Have leasing, sales, hospitality, call center, or customer service experience

-Are confident making outbound calls

-Have a strong and engaging phone presence

-Know how to sell benefits—not just provide information

-Are comfortable handling objections and asking for the sale

-Are persistent with follow-up without being unprofessional

-Are highly organized and able to manage multiple leads

-Are motivated by goals, commissions, and performance incentives

-Want an opportunity to significantly increase your income through sales

Compensation

-Base ₱30,050 PHP per month (non-negotiable) + performance bonuses (potentially doubling your montly salary)

We are looking for someone who is hungry to perform and wants the opportunity to potentially double their base earnings through strong sales performance.

2. Tell us about a time you successfully converted a lead into a lease or sale. What did you do to close it?

3. How would you follow up with a prospect who expressed interest but stopped responding?

4. What monthly salary are you requesting for this position? (please note that the salary is not negotiable)

5. This is a sales-driven role with opportunities to significantly increase your income through commissions and performance incentives. How motivated are you to double your base salary through sales, and what are you willing to do to achieve it?

Video Screening – Maximum 2 Minutes

Submit a short video role-playing the following scenario:

A prospective renter has inquired about a room for rent. You call them, but they do not answer. Role-play the actual voi cemail you would leave.

Your voi cemail should:

- Introduce yourself

- Sell the available room

- Create excitement and/or urgency

- Give the prospect a reason to respond

- End with a strong call to action to schedule a showing or apply

- You may create the room and property details yourself.

- Do not explain what you would say. Role-play the actual voi cemail exactly as you would deliver it to a prospective renter.
