JOB DESCRIPTION SUMMARY
The Director of Liability Claims drives improvement across the claims function through process and technology, manages adjusters and claims toward resolution, reports out to the key business stakeholders and coordinates cross-functionally with Risk, Business Operations, and Legal on the triage, tracking, monitoring, and communication of contingent liability matters. JOB DESCRIPTION
KEY RESPONSIBILITIES:

· Supervises and develops claims team members, supporting growth opportunities.

· Supports Greystar insurable claim activities.

· Manages relationships with the business, vendors, including property claim adjusters, broker claim representatives, and third-party administrators to ensure service standards are met.

· Identifies and helps implement internal and external processes to streamline claims handling.

· Oversees contingent claims matters, ensuring proper tracking matters from intake to resolution.

· Drafts release agreements and resident advisory letters.

· Responds to due diligence requests for disclosure of claims/litigated matters.

· Reports on the performance of the claims team through KPIs and identifies and communicates trends.

· Participates in and supports Management-level claims discussions and updates, providing status and insights.

· Coordinates communication across internal stakeholders (e.g., Risk Management, Legal, and Operations) and external stakeholders (e.g., claims adjusters, brokers, and clients) for accurate and timely processing of claims and appropriate handoff and resolution of contingent claim matters.
BASIC KNOWLEDGE & QUALIFICATIONS:

· Bachelor’s degree in risk management, Insurance, Business Administration, or related field is strongly preferred.

· Proven experience in a leadership role within the real estate industry is strongly preferred.

· 8+ years of progressive experience in claims management, risk management, or insurance, with exposure to multi-site or portfolio-based operations (real estate, property management, hospitality, or multifamily housing experience strongly preferred)
TRAVEL / PHYSICAL DEMANDS:

· Team members work in an office or remote work environment. No special physical demands are required.

· Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

· 3+ years of experience supervising or managing a claims team

· Demonstrated experience overseeing general liability, environmental and property claims across a large portfolio of locations

· Experience managing relationships with third-party administrators (TPAs), insurance brokers, outside counsel, and property claim adjusters

· Experience tracking and managing contingent liability and litigated matters in coordination with Legal and Risk Management
SPECIALIZED SKILLS:

· Strong knowledge of insurance principles and coverage lines (general liability, environmental, umbrella/excess)

· Familiarity with resident-related li
