Change of Circumstance (COC) Specialist – Non-Delegated Lending
We are seeking an experienced Change of Circumstance (COC) Specialist to join our team supporting a U.S.-based non-delegated mortgage lender. The ideal candidate will have recent, hands-on experience processing COC requests, reviewing loan changes, and managing revised disclosures in Encompass. This is a plug-and-play role, so candidates should be able to work independently with minimal supervision and no formal training.
Key Responsibilities:
- Review and process Change of Circumstance (COC) requests accurately and within required turnaround times.
- Determine whether a COC is warranted based on changes to the loan.
- Review changes that may impact the Loan Estimate (LE), fees, closing costs, or loan terms.
- Review supporting documentation and validate the reason for the COC.
- Process and document COC requests in Encompass.
- Prepare and/or update loan disclosures following an approved COC.
- Verify revised disclosures and fee changes for accuracy.
- Maintain accurate documentation and audit trails within the loan file.
- Coordinate with processors, loan officers, setup teams, and other internal departments.
- Identify discrepancies or missing information and communicate them promptly.
Qualifications:
- At least 1 year of recent, hands-on COC experience.
- Recent experience in a U.S. mortgage lending environment.
- Hands-on experience using Encompass.
- Strong understanding of the mortgage disclosure and COC process.
- Experience working with Loan Estimates (LEs) and revised disclosures.
- Strong attention to detail and accuracy.
- Ability to work independently with minimal supervision.
- Ability to manage multiple loan files and time-sensitive requests.
Preferred:
- Experience supporting a non-delegated, wholesale, or correspondent lender.
- Experience with centralized disclosure, processing, or loan setup teams.
- Familiarity with TRID and disclosure-related requirements.
- Experience reviewing fee changes, loan terms, and other disclosure-triggering changes.

Loan Setup Specialist – Non-Delegated Mortgage Lender
We are seeking an experienced Loan Setup Specialist to join our team supporting a U.S.-based non-delegated mortgage lender. The ideal candidate will have recent, hands-on experience setting up U.S. residential mortgage loans and be highly proficient in Encompass. This is a plug-and-play role requiring someone who can independently manage loan setup responsibilities with minimal supervision and no formal training.
Key Responsibilities:
- Review newly received loan files for completeness, accuracy, and required information.
- Enter and validate loan data accurately in Encompass.
- Review borrower, property, loan, employment, income, asset, and transaction information.
- Review and input loan terms, program information, and property details.
- Run and/or review AUS findings as applicable.
- Upload, index, and organize required documents in Encompass.
- Identify missing or inconsistent information and coordinate for resolution.
- Prepare loan files for the next stage of processing.
- Verify required disclosures and setup documents are properly reflected in the system.
- Maintain accurate loan status and milestone information.
- Communicate with processors, loan officers, underwriting, and other internal teams.
- Follow lender-specific procedures, checklists, and quality-control requirements.
- Meet established turnaround times and productivity expectations.
Qualifications:
- At least 1 year of recent, hands-on Loan Setup experience.
- Recent experience supporting U.S. residential mortgage loans.
- Strong hands-on experience using Encompass.
- Solid understanding of the mortgage loan lifecycle and loan setup process.
- Experience reviewing loan applications and supporting documentation.
- Familiarity with borrower, property, income, asset, credit, and transaction information.
- Strong attention to detail and data accuracy.
- Ability to identify missing or inconsistent loan information.
- Ability to manage multiple loan files while meeting turnaround requirements.
- Ability to work independently with minimal supervision.
Preferred:
- Experience with a non-delegated, wholesale, or correspondent lender.
- Mortgage broker or centralized loan setup experience.
- Experience with DU and/or LP/Loan Product Advisor (LPA).
- Experience with Encompass loan setup, data validation, document indexing, AUS, disclosures, and file preparation.

Appraisal Review & Data Entry Specialist – Non-Delegated Mortgage Lending
We are seeking an experienced Appraisal Review & Data Entry Specialist to join our team supporting a U.S.-based non-delegated mortgage lender. The ideal candidate will have recent, hands-on experience reviewing residential mortgage appraisals, validating appraisal data, and entering information accurately into Encompass. This is a plug-and-play role requiring someone who can independently manage appraisal-related tasks with minimal supervision and no formal training.
Key Responsibilities:
- Review residential mortgage appraisal reports for completeness, accuracy, and consistency.
- Review key appraisal information including property details, appraised value, comparable sales, adjustments, condition, and quality ratings.
- Identify missing information, discrepancies, inconsistencies, and potential appraisal issues.
- Review appraisal comments, addenda, repairs, and other relevant sections.
- Compare appraisal information against the loan file and identify discrepancies.
- Accurately enter appraisal information into Encompass and other applicable systems.
- Update loan records with appraisal status, value, dates, and other required information.
- Upload and properly index appraisal reports and supporting documents.
- Track appraisal orders and received reports as applicable.
- Communicate appraisal updates, appraised value, LTV changes, repairs, and outstanding items.
- Coordinate with processors, loan officers, underwriting, and other internal teams.
- Follow lender-specific appraisal procedures and quality-control requirements.
Qualifications:
- At least 1 year of recent, hands-on mortgage appraisal review and/or appraisal data entry experience.
- Recent experience supporting U.S. residential mortgage loans.
- Hands-on experience using Encompass.
- Understanding of residential property valuation and basic appraisal terminology.
- Ability to identify discrepancies, missing information, and potential red flags in appraisal reports.
- Experience entering and validating appraisal data in a mortgage LOS.
- Strong attention to detail and data accuracy.
- Ability to work independently with minimal supervision.
- Ability to manage multiple loan files and meet turnaround requirements.
Preferred:
- Experience supporting non-delegated, wholesale, or correspondent lending.
- Mortgage broker, mortgage processing, appraisal desk, or centralized appraisal review experience.
- Experience reviewing Form 1004/URAR and other residential appraisal reports.
- Familiarity with 1004D, 1004C, 1025, 1073, appraisal addenda, and supporting documentation.
- Experience with AMCs, appraisal orders, ROVs, or appraisal-related workflows.
- Familiarity with appraisal terminology such as GLA, comparable sales, adjustments, market value, repairs, subject-to/as-is, and LTV.
