Job Role: Tender Manager

Compensation range: $3,500+ AUD / Monthly

Engagement type: Independent Contractor Agreement

Work Schedule: This role is expected to align with the AU business hours (approx. 9 AM - 5 PM, Monday to Friday) for collaboration, but as a contractor, you’ll have flexibility in how you manage your time.

Who We Are: At Hunt St , we help Australian companies hire top remote talent in the Philippines. For this role, you will be engaged directly by the client as an independent contractor. We are not an outsourcing agency. All of our roles are 100% remote so you'll be able to work from home.

Who The Client Is: We are a premium architectural residential builder operating across Queensland and New South Wales. We specialise in delivering high-end custom homes and renovations for discerning clients, working closely with leading architects and designers on complex, design-driven projects.

We are deliberately structured around fewer, higher-value builds rather than volume, allowing us to maintain exceptional quality, attention to detail, and a personalised client experience throughout every project.
Role Overview:
Reports to: Director

The Tender Manager is one of three estimators on the team and owns the estimating, tendering and value management process end to end β€” the single point of accountability for getting a job from documentation through to signed contract, on time, with nothing falling through the cracks between design, pricing and construction.

This is a fully remote, offshore role. It is not client-facing and does not require site attendance β€” final client presentations, contract sign-off and handover to construction stay with the Director and Sydney Manager β€” but the Tender Manager sits in on every key meeting along the way and drives the process behind the scenes.
Key Responsibilities:
Documentation & tender readiness

- Set up and maintain the job folder, file plans, and track exactly what's been received so nothing needs to be chased down.

- Review plans and specifications for completeness before pricing starts, identify gaps and inconsistencies, and own the RFI register for documentation and design queries.

- Act as gatekeeper: pricing does not start until the documentation is confirmed complete.

Pre-tender coordination

- Chair the pre-tender meeting, take minutes and issue actions.

- Start and run the construction schedule in parallel with the estimate from this point onward.

Estimating & proposal

- Produce take-offs and pricing directly for jobs assigned to them β€” this is a genuine estimating role, not a review-only function.

- Double-check the pre-submission checklist and RFI register are genuinely closed out on jobs estimated by the other Estimator, not rushed at the last minute.

- Review the estimate against scope, drawings and quotes, and build the client proposal in parallel rather than sequentially.

- Confirm readiness with the Director before any client presentation date is locked in.

- Chair the pre-submission meeting.

Post-tender changes & value management

- Own this end to end: log every change or value-management item, create new revision folders, and track everything to close-out.

- Action adjustments directly on jobs they estimated themselves; where the other Estimator built the original estimate, that Estimator makes the adjustment.

- Prepare updated proposals for resubmission.

Contract
- Flag the job to the Office Manager once it's agreed in principle so contract details can be progressed.

What This Role Doesn't Cover

- Quote filing and tender administration β€” sits with the Tender Administrator.

- Drawing register maintenance β€” sits with the Estimator.

- Final client-facing sign-off, issuing the proposal, and handover to construction β€” sits with the Director and Sydney Manager.
