Remote U.S. Real Estate Appraisal Assistant – TOTAL Software Experience Required

Experienced remote U.S. residential real estate appraisal assistant needed for approximately 15 hours per week. Work can generally be completed during your preferred hours. When direct communication or training is needed, I am typically available early morning or approximately 5:00–7:00 p.m. Pacific Time. Applicants must have professional experience specifically assisting U.S. residential real estate appraisers and must already be highly proficient in a la mode TOTAL. General real estate, Realtor, mortgage, finance, property management, or similar experience does not qualify. Please do not apply if you need to learn or teach yourself TOTAL. You must be able to begin working productively in TOTAL immediately. I can purchase a TOTAL license for the right candidate if needed. My assignments primarily involve luxury and ultra-luxury properties, including single-family homes, condos, 2–4 unit properties, vacant land, and proposed new construction. Experience reading architectural plans and construction cost budgets is a plus. I am looking for more than basic data entry. Work may include researching and verifying property information, identifying discrepancies between MLS, public records, and other sources, researching comparables, entering subject and comparable data, importing photos and documents, organizing workfiles, and helping prepare reports for my final analysis and review. I am willing to teach my specific appraisal procedures, preferences, and reporting standards, but not TOTAL or basic appraisal report preparation. The position averages approximately 15 hours per week, but you must have the flexibility to work a full 8-hour day when needed, as some assignments may require 12–16 hours of assistance. I am looking for one dependable, detail-oriented person for a long-term working relationship. Pay is $6–$10 per hour based on appraisal experience and qualifications, with the starting rate determined after speaking with the candidate. There is potential for future increases based on performance, capabilities, and the level of responsibility you are able to take on. With the transition to the new UAD 3.6 appraisal format, I may d ---------- to change appraisal software in the future. Although TOTAL proficiency is required for the position now, the successful candidate must also be willing and able to learn a different appraisal platform if I transition away from TOTAL.
