Our current focus is primarily vacant land in Massachusetts. Your role is to turn cold leads into real conversations, identify seller interest and motivation, gather key information, and hand qualified opportunities to our Acquisition Manager. We're looking for people who communicate naturally, listen well, ask the right questions, and handle rejection professionally — not just read from a script. **What You'll Do** - Make outbound calls to property owners from provided lead lists - Start natural conversations and identify seller interest and motivation - Ask basic qualifying questions about the property and seller situation - Handle common objections professionally - Follow up with interested or potentially interested leads - Send SMS or email outreach when assigned - Keep accurate notes, lead statuses, and follow-up dates - Hand qualified opportunities to the Acquisition Manager / Closer - Follow our calling process and do-not-contact requirements **What We're Looking For** - Strong spoken and written English - Comfortable speaking with U.S. property owners - Previous outbound calling, lead generation, appointment setting, or sales experience preferred - Able to carry a natural conversation instead of relying completely on a script - Comfortable handling objections and rejection professionally - Able to recognize when a seller may still be open to conversation after an initial objection - Consistent with follow-up - Organized with lead notes and updates - Reliable, accountable, and able to work independently - Comfortable learning and using a dialer and lead tracking system/CRM - Comfortable working with a small and growing team - Stable internet connection, computer, and headset **Compensation & Growth** Starting base rate: $2 USD/hour for scheduled working hours. We’re a small, early-stage company, and we want to be transparent about the starting compensation. The $2/hour rate is the guaranteed starting base, with the opportunity to earn additional income through commission on eligible successfully closed deals and to qualify for performance-based hourly increases as the company grows. **Commission:** - 4% of the defined eligible wholesale fee/commission from successfully closed deals generated from your leads - 4.5% at 3–4 qualifying closed deals per month - 5% at 5+ qualifying closed deals per month This example is for illustration only and does not guarantee any specific earnings: If an eligible closed deal produces a $10,000 wholesale fee, a 4% commission would equal $400. Specific lead attribution, deal eligibility, and commission payment rules will be outlined in the compensation plan. Strong performers who consistently generate qualified opportunities and demonstrate reliability may be considered for higher pay and advancement into Senior Lead Generator, Team Lead, or Acquisitions roles.
